Performance Campaign
It is the objective of my team to have as many qualified buyers as possible exposed to the purchaser’s property in order to SELL the home as quickly as possible for the highest possible price. We will communicate the results of our activities to you on a regular basis. We will assist you in obtaining the highest dollar value for your properties with the fewest of problems and I will constantly employ the best possible methods of exposing your properties to potential buyers in the marketplace.
As your agent, my responsibilities will include:
1. Presentation and negotiation of any real estate contracts.
2. Develop customized marketing plan for your property.
3. Adherence to the marketing plan.
4. Provide appropriate signage.
5. Agreement to pay co-brokers or buyer agents.
6. Agreement to pay for marketing, advertising, and promotional materials to include expenses on the marketing of your
property.
The following is my “PERFORMANCE CAMPAIGN” for marketing your property:
I. Make recommendations on and produce marketing materials to include: informational brochures, virtual tours, CDs, postcards, direct mail pieces and flyers. These will be used by us and the cooperating agents to present the property to potential buyers and will be distributed to:
A. The offices of RE/MAX Distinctive Real Estate, Inc.
B. Any of Casey’s broker meetings and at all real estate gatherings and exchange meetings.
C. All local real estate offices.
D. All surrounding properties in the immediate area.
E. All potential buyers through the brochure box system maintained on your properties.
F. All potential buyers.
G. Exchange information with all relocation firms.
II. Listing Services
A. Place your home in the Metropolitan Regional Information System (MRIS) to be viewed by more than 56,856 MRIS subscribers.
B. Internet with access to millions of Buyers and Agents around the world. We will advertise your properties on my personal web site, www.margenau.com, which will include detailed information on your property, multiple pictures and floor plans, downloadable brochures and virtual tour. Your homes will also be placed on numerous other web sites I maintain as part of the marketing agreement. Below is a sample of the more than 30 websites your home will be advertised on.

2. Placing ads in the The Washington Post and The Friday Home Guide.
3. Placing advertisements in real estate magazine such as, Élan, Unique Homes, Washington Spaces, Luxury Homes Magazine and Real Estate Book.
4. Placing advertisements in Times Community Papers, Loudon Times Mirror, Washington Times, Sun Gazette, The Potomac News and The Journal.
5. Placing other local newspaper advertisements.
6. Featured home placement on Realtor.com giving our homes immediate exposure to buyers searching in our area
III. Target market your home:
A. To the more than 3,000 potential buyers listed in our database. These potential buyers are listed by a needs category within
our exclusive “have/want” facility.
B. To sellers who have their home currently listed on the market and may be potential move up buyers.
C. To other homeowners in your neighborhood who may have friends or relatives who would like to live near-by.
IV. Marketing and feedback from agents:
A. Make contact with all salespeople who have seen the property requesting feedback and suggestions of any changes that
should be made to better market the property to potential buyers.
B. Submit your property to the Multiple Listing Service currently servicing more than 45,000 agents.
C. The top real estate agents in the area all know and respect each other’s work. Because of my networking capability, we
will send cards and letters to other top agents immediately.
D. Submit copies of your listing to all Northern Virginia Agents for their waiting buyers.
E. Target market to agents who have shown other properties in the same price range.
F. Target market to agents who have recently sold a listing in the same price range.
G. Personally contact TOP AGENTS and/or fax them brochures on our listings.
V. Activate our referral network. A large percentage of home buyers make initial contact with a real estate agent as the result of a referral. As another way to provide better service to the sellers we represent, we stay in constant contact with our referral network.
VI. Contact Management of Buyers
A. Handle all inquiries and call backs on all open house leads and take the necessary actions to secure their business when
they are ready to purchase.
B. Follow-up with buyers who have told us what they will be buying in the future. We use a very sophisticated database to track
these potential buyers.
C. Log all calls generated and the source of their origin so as to make changes in advertising when necessary.
D. Show lots ANY TIME to the buyer.
VII. Monitor the Market. We will update you on any changes in area listings, sales price, or changes in the money market and the effect it will have on the sale of your property. This allows us to maintain a competitive advantage with other homes in your area in pricing and terms. If we do need to change strategy, we will first find out about it through this monitoring.
VIII. Report to you
A. Submit a copy of the multiple listing for your approval.
B. You will receive immediate feebdack from agents whom have shown your home through our email feedback system.
C. You will receive weekly reports to keep you informed of what we are doing to sell your property.
D. Meet frequently to plan strategy.
